1 BR avail. in huge 2-floor converted loft in W'burg (available in:

I have 1 BR available for rent immediately in a 3BR apt. in the heart of W'burg. I need to fill it by Feb. 1st.
The Apartment is in a 3-story building on N 1st street, 2 blocks from the main Bedford strip and all the amenities/entertainment you can think of, 7-8 minute walk to the L train (15 minutes into Manhattan tops). We have the first floor and the big basement (with 2 large common areas), totaling upwards of 1600 sq.feet. We also have a safe enclosed backyard. It was formerly a loft but the previous tenants constructed 2 bedrooms upstairs and one downstairs.
The room is 8x12,on the top level, and contains a good-sized window and the only door to the backyard. I am willing to sell some of my furniture (except my bed), otherwise it will be unfurnished.
You would be sharing the space with 2 other people and a dog (who is only allowed out when her owner is home).
Rent is $775/month. The landlord pays heat/hot water. The only other utility is electric, which comes to about $25/person/month. One of the tenants pays for Time Warner basic cable singlehandedly. We don't currently have internet set up, but this can be easily and cheaply arranged by adding it to the existing Time Warner account.
I am looking for someone who is willing to sign a lease that would run at least through August 2008. The landlord owns many buildings besides ours and does his business through his realty company (SYM Realty). I paid a broker's fee when I moved in, and would give priority to anyone willing to partially reimburse me for it. But I am far more concerned with filling the room, and would waive the broker's fee if it meant I'd found someone to move in by the 1st.
Lease candidates should be able to show proof of income/savings and good credit. Income requirements to be on the lease is about 45K yearly. If you don't make that much but have a guarantor/co-signer who does then that is just as good. Another potential option is a sublet, for which the financial requirements are less strict.

P.S. there is also another BR available in this apartment, next to mine, about the same size but with no back door (i.e. a bit more room for furniture). The rent for this room is $900, but the renter is willing to compromise on the security deposit, meaning in the long run it will cost about the same as mine. All the above requirements apply. Between the 2 rooms we need at least one person on the lease (all 3 would be ideal). When you come by we can show you both rooms. Call me!
